Responsible for the operation of all of housekeeping, pest control & waste collection.
Establish standards of cleanliness for areas under scope of work.
Make periodic inspections of all areas to check on housekeeping standards and issues necessary orders to correct shortcomings.
Responsible for maintenance of furniture and equipment. i.e. upholstery curtains etc., ensuring work is carried out.
Responsible for the inventory of H.K and cleaning supplies and ordering of replacements.
Assist in contractors’ orientation, coaching and training.
Manage site operations based on contractual agreements and approved operation plan.
Manage team attendance and its roster schedules.
Do contractors monthly evaluations based on contractual commitments.
Review and revise contractors’ invoice.
Check and respond to requests received via various channels in a timely manner.
Handle escalated complaints and follow-up with clients until problems solved.
Develop daily, weekly, and monthly reports, and maintain the associated filing system to help assessing service providers on their monthly performance in addition to assessing the entire team members.
Create BOQ & Specs and send it to the Department’s admin to create the Purchase requests.in Oracle, then to follow-up until items delivery.
Solve operational issues / problems according to given authorities.
Supervise and inspect work activities custodial personnel to ensure clean, orderly, and attractive presentation of the buildings and malls, building/structure (Ground, floor, walls glass windows, doors) and other areas like (restrooms within the Mall) conformance to prescribed standards of cleanliness.
Assign duties, inspect work, and investigate complaints regarding housekeeping, pest control and waste collection services and equipment, and take corrective actions with tight plans to avoid similar cases in future.
Ensure that the Cleaning, Pest Control & Waste management service companies maintain legislative and regulatory accreditation and licensing for the site.
Supervise and Monitor the contractor’s performance on daily, weekly, and monthly basis
Assess service providers by standardized KPIs, in a measurable way.
Liaise with purchasing officer for the purchase of services / supplier / equipment and monitor the budget for the department.
Make recommendations to improve service and ensure more efficient operation.
Ensure achievement of departments goals and objectives and administer smooth and effective running of cleaning operations.
Advise and communicate job responsibilities, performance expectations, customer service standards and company policies / guidelines.
Review existing service provider contracts and make sure all obligations are implemented within agreed guidelines.
Write labor and equipment requirements for any new scope.
Evaluate bi- annual performance reviews of direct reports.
Ability to analyses trends from real time data and adjust working SOPs to effectively find solutions.
Remain on the cutting edge of cleaning solutions and equipment. Stay well briefed on latest solutions. Attend any relevant conventions and conferences related to our industry.
Take any internal online training classes offered by Emaar.
Review and amend checklists based on SOP’s. Ensure they are updated and relevant.
Strategically to align resources to guarantee quality and efficiency of service providers always to deliver the best product.
Ability to create the workorders Pos and get it approved.
Ability to finalize the SP payment with coordination of Finance dep.
Ability to prepare and fine tuning the annual budget.
Ability to interview the new candidates with the required qualifications.
Ensure all PMs and Work Orders are completed on time in a safe and effective manner
Ensure that all Risk Assessment, Safe Plan of Actions, and Method Statements are in place and are adhered to at the place of
Ensure all contractors have permits to work, check the equipment used, and systems of work used on-site
Ensure that all statutory inspections are planned and executed within agreed time scales
Ensure that Service Levels are managed effectively and provide technical and operational support when required.
Responsible for ensuring that all PO's are placed in good time and all contractors have quotations in place for all work activities.
Liaise closely with Engineering to ensure standards are maintained and faults are regularly and systematically reported and corrected.
Reducing risks and applying health and safety procedures.
Ensure critical work activities are identified and completed on time.
